These Terms and Conditions govern your booking and stay at any property managed by Kropp Collective (the "Host"), located in Green Lake, Wisconsin. By booking and/or staying at the property, you (the "Guest") agree to be bound by these terms on behalf of yourself and all members of your party. 1. Booking and Payment The rental rate, taxes, cleaning fee, security deposit (if applicable), and any additional fees are as stated at booking. Full payment is required at the time of booking unless otherwise agreed. Rates include applicable Wisconsin state sales tax (5%), county sales tax (0.5%), and any local room tax for Green Lake. Bookings are confirmed only upon receipt of payment and Host approval. 2. Cancellation Policy Cancellations more than (e.g., 30 days) prior to check-in: Full refund minus any processing fees. Cancellations (e.g., 14-30 days) prior: 50% refund. Cancellations less than (e.g., 14 days) prior or no-shows: No refund. The Host reserves the right to cancel due to unforeseen circumstances (e.g., property damage or force majeure), offering a full refund or rescheduling. 3. Check-In and Check-Out Check-in time: (e.g., 4:00 PM) Check-out time: (e.g., 10:00 AM) Late check-out or early check-in may incur additional fees unless pre-approved. Guests must follow provided check-in instructions. 4. Maximum Occupancy and Guests Maximum occupancy: (specified per property) Only registered guests are allowed. Additional overnight guests or visitors require prior approval and may incur fees. No subletting or assigning the booking to others. 5. House Rules No smoking or vaping inside the property. No parties, events, or gatherings exceeding occupancy limits. Quiet hours: (e.g., 10:00 PM to 8:00 AM) Pets: (e.g., Not allowed / Allowed with prior approval and additional fee) No illegal activities. Guests are responsible for keeping the property clean and tidy during their stay. 6. Security Deposit and Damages A security deposit of (e.g., $500) may be held (via authorization or separately) and refunded within (e.g., 14 days) after check-out, minus deductions for damages, excessive cleaning, or rule violations. Guests are liable for all damages, loss, or theft beyond normal wear and tear, including costs exceeding the deposit. Report any pre-existing damage immediately upon arrival. 7. Liability and Insurance Guests stay at their own risk. The Host is not liable for personal injury, loss, or damage to guests' belongings, except where required by Wisconsin law. Guests are encouraged to obtain travel insurance. The property is privately owned; the Host is not responsible for accidents or injuries. 8. Maintenance and Access The Host or representatives may enter the property with reasonable notice for inspections, repairs, or emergencies (no notice required in emergencies). Report maintenance issues promptly. 9. Compliance with Laws Guests must comply with all applicable laws, including Wisconsin short-term rental regulations and local ordinances in Green Lake, WI. The property holds required licenses (Wisconsin Tourist Rooming House License, etc.). 10. Force Majeure The Host is not liable for failures due to events beyond control (e.g., natural disasters, pandemics, government restrictions). 11. Governing Law These terms are governed by the laws of the State of Wisconsin. By proceeding with your booking, you acknowledge that you have read, understood, and agree to these Terms and Conditions.
